This is a first indication, not a lawful-development assessment or planning decision. Even where an extension may be possible under Permitted Development, Building Regulations approval is likely to be required.

Planning your home extension

Whether you are considering a rear, side, wrap-around or two-storey extension, good early advice helps you make the most of your home and budget. An extension can create a larger kitchen-dining space, improve the layout or provide extra bedrooms.

Some smaller projects may be possible under Permitted Development rights, without a full planning application. The rules are detailed, however, and depend on the type of property, location, previous extensions and the size and position of the work. Larger, two-storey and wrap-around extensions are more likely to require planning permission.

Our Plan My Extension tool provides an initial indication of the likely planning route and an estimated construction budget. It is an early guide only, rather than a formal planning assessment or quotation, so the specific restrictions affecting your property should always be checked before progressing.

Loft and garage conversions can also be a cost-effective way to gain space. A loft may create an extra bedroom or office, while a garage conversion can provide a living room, utility or workspace. Planning permission is not always needed, but Building Regulations approval will normally apply where the new space is habitable.

Izlo Design supports homeowners across Margate, Broadstairs, Ramsgate, Thanet and East Kent, from feasibility advice and planning drawings through to Building Regulations and detailed construction information.

Notice to Users

This tool provides an initial guide only and is not planning, legal, Building Regulations or cost advice. Permitted development rights and project costs depend on the specific property, location and final design. A detailed assessment will always be required before relying on the outcome.
